ESG Branding and Its Growing Role in Indian Commercial Real Estate

Environmental, Social, and Governance (ESG) credentials have moved from a nice-to-have to a must-have in India's commercial real estate market. Driven by the sustainability mandates of multinational occupiers, the ESG investment policies of global institutional investors, and increasingly stringent regulatory requirements, Indian developers who cannot demonstrate credible sustainability commitments are being systematically excluded from the best tenant mandates and the most attractive capital.
The LEED certification system — administered by the US Green Building Council — remains the dominant sustainability brand in Indian commercial real estate. Embassy Tech Village, Prestige Tech Park, and Mindspace Hyderabad all carry LEED Platinum certifications, a designation that serves as a quality signal to both occupiers and investors. LEED Platinum buildings in India command rental premiums of 8–15% over non-certified comparable assets, and their vacancy rates are consistently lower.
Indian REITs have been particularly active in ESG branding. Embassy REIT has committed to achieving net-zero carbon emissions by 2040 and has installed India's largest commercial rooftop solar capacity across its parks — generating over 100 MW. Mindspace REIT publishes annual ESG reports aligned with GRESB (Global Real Estate Sustainability Benchmark) standards, achieving 4-star ratings that are benchmarked against global peers. These commitments attract ESG-mandated institutional investors who otherwise would not invest in Indian real estate.
The social dimension of ESG is gaining traction in India's CRE context through community development programmes, women's safety initiatives (particularly important for female employees working late in tech parks), and skill development partnerships with local institutions. Godrej Fund Management's properties in Vikhroli, Mumbai, are pioneers in integrating community development with commercial park management.
For developers entering the market in 2025, ESG branding is not optional — it is a foundational investment that will determine access to institutional capital, marquee tenants, and long-term asset value.
